Opportunity Zone investors had a decade to prepare for December 31st. They will act surprised anyway.

The program launched in 2017. Congress told them exactly when the deferral would end. They nodded. They reinvested their capital gains into distressed neighborhoods. They enjoyed years of tax-free compounding. They marked their calendars. Then they unmarked their calendars. Then they forgot calendars were a thing people use.

Now financial advisors are fielding panicked calls from clients who somehow thought December 31st would never arrive. These are the same people who lecture baristas about compound interest. They understood the tax code well enough to exploit an arcane loophole. They hired accountants who bill $800 per hour. But they could not grasp that 2024 comes after 2023.

The Opportunity Zone program was supposed to revitalize struggling communities. It mostly revitalized luxury apartment buildings in census tracts that happened to qualify because of a creative interpretation of median income data. Wealthy investors parked their gains in these projects. They deferred their tax bills. They congratulated themselves for their civic contribution. They did not set aside cash for the tax payment they knew was coming.

December 31st is not a surprise deadline. It is not a regulatory ambush. It is not a gotcha from the IRS. It is a date that has appeared on every calendar printed since the program began. High-earning investors had 2,555 days to prepare. They spent 2,554 of them assuming someone else would handle it.

The tax bill arrives in 101 days. The same people who timed the market perfectly to defer their gains will somehow fail to time a deadline printed in the statute.
