Here's the thing about waiting for affordability. It's a bet. You're betting the economy tanks hard enough to crater rates but not hard enough to get you fired. You're betting home prices don't climb faster than rates fall. You're betting your landlord doesn't jack your rent 12% while you wait for your perfect moment. It's like timing the market except the asset costs half a million dollars and you have to live in it.
The technical analysis is simple. Draw a line on a chart. Call it resistance. Now draw another line. Call that one support. Congratulations, you know exactly as much as the people writing these articles.
But sure, let's pretend anyone can forecast mortgage rates eighteen months out. The same industry that didn't see 2008 coming will definitely nail the 2027 call. The same analysts who said inflation was transitory are now confident it'll stay high. Their track record is flawless if you don't count any of the times they were wrong.
Every homebuyer waiting for perfect conditions is doing fundamental analysis on their own life. Calculating debt-to-income ratios. Stress testing against rate hikes. Building spreadsheets with sensitivity tables. Then they'll buy whatever house their spouse likes because she's tired of looking.
