Trump Cancels Your Mortgage Insurance, Eventually, Maybe, On Future Loans

Trump signed an executive order called "Decreasing Housing Costs for the American People." The mortgage rate is 7.32%. Do the math on that, or don't. Nobody will.

The headline feature is proactive PMI cancellation. The FHFA will build a pilot program. It applies only to mortgages originated after the pilot launches. If you already have a mortgage, this order is a nice story about other people.

You can already ditch PMI at 20% equity. Servicers must drop it at 78%. The order's big innovation is doing that sooner, to loans that do not exist yet. That is a rescue boat for a ship nobody has built.

Then there's refinancing. The order makes permanent an FHFA pilot that waives the lender's title insurance in favor of "cost-friendly alternatives." Former FHFA director Sandra Thompson estimated savings of $500 to $1,500 in closing costs. Fine. But refinance demand is down 59% from last year. You are cutting the cover charge at a club that's closed.

Keith Gumbinger of HSH said he doesn't know that it's a game-changer, since housing costs are dictated by home price and mortgage rates. A mortgage expert looked at the order and shrugged. That's the analysis. You're welcome.

FHFA Director Bill Pulte posted on X that millions of Americans will save thousands and thousands of dollars. He said "thousands" twice, which is how you know it's a forecast and not a calculation.

The order also asks USDA and VA to lower direct loan rates. It creates a manufactured housing task force. A task force. The most powerful tool in American housing is a group of people who will meet.

The order landed less than two weeks before the midterms. Pure coincidence. Politicians have always cared deeply about closing costs in the final fortnight.

Retail traders will read this and buy homebuilder stocks. They will call it a catalyst. The catalyst is a pilot program for loans that haven't been written yet.

Your rate is still 7.32%. Congratulations on the future PMI savings, to your grandchildren.
